The leasing website is live for St. Luke’s entirely affordable apartment project.
In May of last year, Exxel Pacific began work on the first of two Ballard apartment projects to rise on the St. Luke’s Episcopal Church property. The entirely affordable east project, Phase I, received its certificate of occupancy last month from the city.
And the new name? St. Luke’s Apartments, of course. Perkins Eastman (formerly VIA Architects) designed eight-story, 84-unit building at 2035 N.W. 58th St. It was developed on a ground lease from the church by Bridge Housing, with Avenue5 Residential as the new property manager. The leasing website is now live.
The building is close to the Ballard library and the Market Street commercial strip.
Rents are affordable to households earning between 50% and 60% of area median income. Examples include a studio with 408 square feet, with a monthly rent of $1,325. A two-bed with 730 square feet goes for $2,036. Up to four weeks of free rent is now being offered as an incentive to new residents.
The nearly 75,000-square-foot project has 21 structured parking stalls and 50 bike stalls. There’s also a roof deck with nice views. Other amenities include a package locker, indoor play area for kids, laundry rooms on every floor, on-site services from Family Works and a coffee bar.

It’s but a short walk to the library, park, QFC and commercial strip on Market. Bus stops for the Route 40 and Route 44 lines are also near.
The St. Luke’s team also included KPFF, civil engineer and surveyor; 4EA Building Science, envelope; PanGeo, geotechnical engineer; Sider + Byers, MEP and energy modeling; Communita Atelier, landscape architect; ArchEcology, sustainability consultant; and Swenson Say Faget, structural engineer and shoring. (Perkins Eastman also designed the interiors.)
Funding sources included the city’s Office of Housing, Seattle Housing Authority, the Washington State Housing Finance Commission, the National Affordable Housing Trust and JPMorgan Chase.
It seems likely that St. Luke’s and Bridge will hold an official opening ceremony in the weeks ahead.
What about the Phase II west project? Security Properties hasn’t yet declared a start date at 5710 22nd Ave. N.W., across the street from Ballard Commons Park. And the demolition of the little red church also lies ahead. Wood from that over century-old structure will be salvaged and repurposed into the new project.
St. Luke’s will have a new home, designed by Olson Kundig, within the future west building. Perkins Eastman designed eight-story, 206-unit project, with Venture General Contracting to be the builder. The mostly market-rate project will include 42 units to be affordable to households earning in a range of 60% to 80% of AMI.
