Alliance starts 248 apartments at 10th & Union on Capitol Hill

Alliance Residential Co. said it is starting construction on 248 apartments at 1414 10th Ave. on Capitol Hill.

Ankrom Moisan is the architect and Exxel Pacific is the general contractor.

The facades of three early 20th-century commercial buildings will be rebuilt or restored, and incorporated into the structure. Their interiors will be converted into commercial space.

The apartments will have a hotel-style lobby area, a central courtyard and 12,500 square feet of retail space. Two of the spaces have been designed to house full-service restaurants.

There will be a mix of studios, and one- and two-bedroom units. Two-story lofts are planned for the Davis Hoffman building, which will be rebuilt.

The working name for the complex is Broadstone Capitol Hill, but a permanent name will be announced later.

A nearby Alliance project on the former site of the Undre Arms apartments is scheduled to finish in early 2014. That 105-unit development, at 12th Avenue East and Madison Street, will be called Viva.

Alliance recently completed the 166-unit Broadstone Koi in Ballard. The units are 90 percent leased.

The Phoenix-based company said it has three other projects in the works totaling more than 450 units, but didn’t announce where they will be located. The DJC reported in February that the company is planning a 150-unit project at 4745 40th Ave. S.W. in West Seattle.
