Verdant is the new name for a large Shoreline apartment project newly leasing its 550 units, on a corner just west of Interstate 5.
The mostly seven-story building from Shea Properties now goes by 108 N.E. 145th St., and is about a 12-minute walk east to Shoreline South/148th Station.
That walk will get a little shorter, and quieter, when the city finishes its nearby north bike/ped overpass — possibly next year. For now, 145th is a pedestrian hellscape of sidewalks-in-progress, gravel pathways, orange fencing, Jersey barriers and detour signs while the city finishes its sidewalk improvements and roundabouts (on both sides of the freeway). That work, under Johansen Construction, should wrap next year, says the city.
Builder Exxel Pacific began work on Verdant in early 2023, with Ankrom Moisan Architects as the designer. The 2.6-acre corner site slopes down north along First Avenue Northeast. Parking is accessed from that quieter side of the building. There are about 499 structured and underground parking stalls, plus bike storage on each floor for future tenants.

The leasing website says that Verdant will “open soon,” and is offering two months of free rent as an incentive to new residents. Featured monthly rents include $1,830 for a studio with 466 square feet; and $3,340 for a two-bed with 1,028 square feet. Rents for the three-bedroom units aren’t yet listed. A phased opening is to be expected for such a capacious project.
About 110 units are affordable to households making up to 70% and 80% of area median income, under the city’s multifamily tax exemption program, which does eventually sunset.

The latter boast a clubroom with amphitheater seating, seventh-floor deck and lounge, package lockers, central courtyards, co-work areas, gym with Peloton stations and TVs, EV charging in the garage and rentable electric vehicles from Envoy.
The team also included GeoEngineers, geotechnical; and US Bank, which supplied a $125 million construction loan.
Shea has said it’s targeting LEED Platinum certification for the Verdant project. Based in Southern California, the private developer has about 11,000 units in California, Colorado and our state. It also does some office, industrial and retail projects. Last year, not far away in Shoreline, it opened the 476-unit Canopy at 18815 Aurora Ave. N.
