TOD, with 241 units, opens in Shoreline

Developer Evergreen Point Group is celebrating the recent opening of The Line, a new 241-unit multifamily building in Shoreline. The transit-oriented development is at 132 N.E. 145th St., which is steps from the Shoreline South/148th light rail station.
Leasing began in October, as the DJC then reported. Renters started moving in the first week of December.
Tiscareno Architects designed the seven-story building which, in addition to modern apartments, includes around 1,900 square feet of ground-floor retail space and a host of tenant amenity areas.
Amenity areas include a rooftop terrace, an elevated courtyard, coworking spaces and a clubroom with chef’s kitchen, bar seating, shuffleboard and pool.
Parking for 196 vehicles is provided in two underground levels.
Apartment floorplans range from studios to two bedrooms. Most are market rate, with 20% set aside for households earning 70% of the area’s median income.
The Line has the distinction of including Shoreline’s first-ever woonerf — a shared European-style ‘living street’ that runs adjacent to the south side of the building.
The woonerf provides more seamless access to nearby parks and transit and adds to the pedestrian-friendly nature of the development, which Tiscareno says was a major design goal. The building is also set back from the street front on 145th to make it more pedestrian friendly.
In another first, The Line is one of the first mixed-used apartment projects to be completed since the city of Shoreline upzoned the area around the new light rail station.
Tiscareno describes the building as elegant and modern with elevated finishes. To reinforce the “line” theme the team crafted LED-lit linear motifs to thread up the building at the corners against a warm wood-like background, with bays and facades between for contrast.
The building was also designed to “set the tone for future development in the neighborhood.” That includes a new 550-unit multifamily building from Shea Properties which is taking shape directly behind The Line.
The Line is targeting LEED Platinum certification.
Ground was broken on the new building in September 2022. Exxel Pacific was the general contractor. The project team also includes Nelson, geotechnical engineer; KPFF, civil engineer; Communita Atelier, landscape architect; YT Engineers, structural engineer; BEE Engineers, building envelope; Windsor Engineers; electrical engineer and mechanical, plumbing, energy; Balderston, accessibility consultant; Endelman & Associates, green building standard; and Object Space, interior design.
Evergreen Point Partners is also planning to bring another 360 units to the area in a new mixed used building at 104 N.E. 147th St. That’s dubbed Leeway and is also designed by Tiscareno. No contractor is indicated yet for that.
Northeast 145th Street between First Avenue Northeast and I-5 has been closed since April due to ongoing work on the city of Shoreline’s 145th Street Corridor and 145th Street and I-5 Interchange project. Once completed, that project will provide a safer and more accessible route for all forms of transportation. It will also provide easier access to the Shoreline South/148th station. Elements include new roundabouts, updated lanes, pedestrian crossings, and bike lanes.
The closure is expected to last until early 2025. When it ends, construction on the 145th Street project will continue into 2025 and expand to the intersection of Fifth Avenue and a northbound I-5 off-ramp.
