Vulcan buys SLU site for a 25-story tower

King County records a prime South Lake Union building site sold for $28.5 million to City Investors XXVIII LLC, which is affiliated with Vulcan Real Estate.

The seller was 901 Harrison LLC, associated with MacFarlane Partners of San Francisco, which acquired the property last year for $11.7 million.

The site is at 901 Harrison St., at the southeast corner of the intersection of Ninth Avenue North. It has 21,600 square feet and was until recently home to a City Hardware store. Pioneer Sand & Gravel Co. once had its headquarters there.

Plans have been filed with the city for a 25-story tower on the site, with 292 housing units above 7,300 square feet of retail space and parking below grade for 180 vehicles.

Ankrom Moisan is the architect for 901 Harrison. Design review has been completed for the project, which will preserve portions of the old Sand & Gravel building’s facade.

Exxel Pacific is the general contractor for 901 Harrison. Coughlin Porter Lundeen is the engineer. No building permit has been issued. No start date has been announced.
